Nor have we, I haven't seen any prices posted, I can see the penthouse suites being that pricey but not most rooms, I don't think the market there would bear that high of a price point.

    Change

This will be our 3rd renovation at the resort and I'm sure there will be change as with any renovation. We seen it go from The Blue Bay Getaway which was a couples only resort to the now TTR which has brought in a great mix of different people which makes for a great party atmosphere. I hope they keep the cost in line to cater to the same mix of people and not try to change the cliental and atmosphere.:beer4:

the dust will certainly be unsettled once they announce the prices.

a 20% increase would be tolerable if the upgrades are decent. i would suspect prices will increase more, but who knows.

I would be interested to know the occupancy rates at Desire. If they are very much in demand, then a five star TTR might make sense. My gut reaction is just like most on the board, the price increase might kill TTR. I think the five star crowd is already going to the other resorts.

I can't speak for the Cancun businesses, but the exchange rate for the Canadian Dollar has negatively affected tourism in Arizona this year. Any time you increase prices you eliminate a portion of your customer base.

Week over week the rolling average occupancy for Desire RM is 70+ % throughout the year (fyi- even during the SwineFlu scare in 2009 when most Cancun and Riviera Maya resorts ended up closing for several months Desire RM maintained a 50% occupancy)

Being newer and having to establish a repeat client base, Desire Pearl for the last year or so has a week over week rolling average occupancy of around 60+ %

Both properties tend to sell out regularly for popular times ie July 4th, Thanksgiving, NYE and the two prime month of April and May

Those are strong numbers. I think it is good insight into the information TTR is using to make this decision.
