I own a 3BR condo in SM31, which is a decent and safe area and the rent is $5000 MXP per month. Most other units in that building are a little less, but are not as nice as ours... Ours is rented to a great tenant who I hope never leaves! It's totally possible to find something decent in your price range. You just have to be smart about it.
