Your Opinions on Rent and Apt. Problems

    I live in New England and the temp is 23 and the windchill 8.

    In the price of rent I have hot water and heat included. For four days this week, there was no hot water. Since last night, there's been no heat and there's a guy in the basement trying to fix the heating tank, but apparently the same problem happened last year (I wasn't living here) and it took over a week to fix it in the middle of winter.

    Needless to say, I'm not happy. So I want your opinions on how I should adjust my rent payment for this month.

    I was going to let the hot water thing go, but now with no heat, I'm not.

    Here's my plan:

    Knock off $30 for no hot water for 4 days and the increase in my stove gas for having to heat up water to bathe every night.

    I'm going to stay at my parents if it doesn't get fixed soon, so I was thinking I'd divide the total price of the rent by 28 days, and start knocking each day that the apartment isn't livable and I stay with mommy. Plus $5 per day for gas/inconvenience of not being in my apartment (my commute is much longer and I'll have to sit in traffic for a good amount of time).

    Is this reasonable? Too little? Too much?

    How is your landlord in general overall :?:

    Has he appologized in any way or attempted to make some sort of amends :?:

    Will you need to travel 195 :?:

    Yes, he's very nice and has apologized, in fact, several times.

    But I paid the rent in full when I had no water for two weeks because he was so nice and apologetic.

    I will take something off because it is a business arrangement and with no heat, the house is not livable. I want to be fair, but also make sure that I am compensated for my inconvenience and discomort.

    Yes, it's the 195 part that I'm ticked about...every day it's backed up to the Seekonk line, and I often sat on the on ramp on the Seekonk/EP border even before getting on the highway for a while.

    I totally agree with something being taken off :!: :!:

    I just wanted to get a feeling for the type of person he is.

    Have you considered ASKING him for a fair discount given your patience, the inconvenience, the added expenses you will incur etc....


    195 S*CKS that is one of the BIG reasons I no longer work for Dr. G :(

    Well, it seems to be on now, but what had happened in the past and with what happened today, it would turn on briefly and then shut off.

    That's a long drive...from your house to near my parent's house. Okay, I sound like a RIer. Yep, 195 seems to be getting progressively worse.

    I actually now go from the Bucket to 95N to 295 to 146 to get to Woonsocket now. It's longer, but I avoid ALL traffic in and out of Prov.

    Just got back from a field trip to the Children's Musuem and almost killed myself getting there at 5:30.

    It was a really long drive especially when you figure in sitting in traffic :shock: :shock:

    I would definetly calmly discuss your level of inconvenience and discuss a fair discount....be sure to mention what a fabulous tennant you've been :D

    I still miss workin for Dr. G he was an awesome boss :D

    When Greg & I bought our first house our landlord was very kind and gave us our damage deposit back even though we were breaking our lease :D

    He is nice, and he already said we'd negotiate about the hot water situation. It's hard to get really mad at him because he really is so nice, but he's just got too much going on to really take care of the place.

    Have you ever seen where the George's live? It's like a compound/chalet...it's gigantic. Somebody actually brought them up a few days ago, and I showed them my teeth.

    All I know is that over here in Canada land lords must provide the heat and ensure their tenants have that. Also you can refuse to pay rent, and can't be forced out int he winter. If your heat doesnt get fixed you can call the City and complain and they should have an inspector come out.

    I'd personally pack up a bag and stay at a hotel! I too, live in NE and it's damn cold!!! You must be freezing!!
    Anyway-I would stay in a hotel and forward those charges on to him.
