Hi, We've discussed buying houses and fideicomisos etc. here, but I was wondering the process of selling a house in a fideicomiso and the fees attached. I'm guessing realtor fees if you go that route Notary fees - buyer pays, so we are good there. Fee to close the Fideicomiso? Do you pay the 40% capital gains tax straight away at closing or can you hold off on that? Do my fideicomiso bank have to be at the closing to sign or do I do it and then close the Fideicomiso? Anyone had any experience with this? Can you ask for 2 checks? One for the cost of the house (the same as what you bought it for) and one on the side for the "rest"? Could you sell your house to a Mexican citizen (girlfriend or someone) for 1 dollar and avoid a lot of fees? Thanks Mat

Thanks to both of you! Good articles. So, if I've got this right then since I haven't lived in the house for five years.... Say I paid 1,000,000 and sold it for 1,000,001 I would be liable for capital gains on 1 pesos, deduct the notary fees etc. and I wouldn't pay a thing? Any costs associated with closing the fideicomiso?
