Is $9,000 pesos a fair cost to rent a 3 bedroom, furnished house in Puerto Juarez? It is in a developement close to a restaurant called Mondingos and a short walk to the beach. How is that area to live in?
Does it have 24 hour security? How nice is the house? You'd have to see it to know. I know some houses up there that would be worth way more in rent. And there are many that would be worth way less. It's very mixed up there. There are shacks and mansions and lots in between. One thing to note is that it seems like mixed areas here have more break-ins than areas where all the neighbors have a similar standard of living. And I personally don't much like the beach along there. It's the innermost part of a cove, so the water can be dark and seaweedy. But the further north you go in there the nicer the beach gets (generally). Find it on Google Maps (or make the landlord mark the spot and share it with you). And if Google Street View goes through there then you can wander the neighborhood and see for yourself. Also study the beaches along there on Google Maps.
Thank you. The development has a guard 24 hours, but the entrance is only secured by a rope that he lowers and raises when cars pass by. It is a nice house (not a shack, not a mansion). 3 bedrooms, 2 stories. The beach right in front has a small playground for kids.
Is it in front of the beach with the little fish restaurants? Where it gets packed every weekend with people who like to swim in quite a lot of clothes, leave trash everywhere and blast banda from their trucks? ooo and think it's safe to drive with a beer while their wife and kids sit in the back on white plastic chairs? If it is then yeah I think 9000 is ok.
If it is there (across the street), then I wish you good luck. I understand why 9K pesos for 3 bedrooms, furnished. At least I hope it is not right in front of the beach. There are drunks, drugged all the time (police included), prostitution or something very similar. Maybe you should prospect a bit further, there are nice buildings (I live there and my place and the neighborhood are safe, and.... hmmm... usually very quiet), maybe more expensive though. I rent my studio (directly on the beach, well furnished and equipped with Internet, phone, cable) more than that. Or you have found the opportunity of the year.
I've only been in homes in Cancun where the rent was above 9,000 pesos a few times, so my perspective is clearly skewed. But one can find a perfectly servicable place for under $5000 ( I say $5000 because I imagine that rental prices have gone up since I left), and I NEVER paid more than 3000 for rent up until 2006.
