Need some solid recommendations for a bilingual agent. Must be very sharp, professional and have a feel for Hotel Zone Condo market. Secondly I would like to ask whoever is in the absolute know about listing with that agent. I understand in Mexico it is unlike U.S. giving one person the sole listing. People have told me it is better to contact many agents because there is not a MLS (multiple listing) as in U.S. Because of that your listing is only know by the one agent which limits the property's exposure.
Indeed there is no MLS n Mexico. I would suggest you contact Carmen Bianca who lurks here on and off. She is probably the best bet in Cancun and knows the entire hotel zone like the back of her hand. If you cannot find her contact me via IM and I can get you her number and e mail address.
It depends if you are looking to purchase or sell? Also depends on the complex. I can tell you where I own Portofino Carmen Bianca is not active at all and has no listings there, so possibly she is a lot more active in certain complexes. You are best going with someone who specializes in the complex you are looking to buy or sell in. I know if it was I selling my property I would not give an exclsuive listing and I would seek multiple agents promoting the unit. what complex are you in?
The best and most experienced in Cancun. He's all over google, is totally fluent in English, having been educated in the states: Cancun Real Estate | Cancun & Playa del Carmen Riviera maya | Homes for Sale
Ricardo is good and I do some business with him, but again I stress there are certain agents who specialize in certain complexes.
To steve : Maralago To Bruce thank you for the advice To anyone what is the commission on the avg are they expecting?
Rudy commission is negotiable. the average is 5 to 6%. of course it can be negotiated when an offer is presented as well. Bruce gave you Ricardo and I would suggest calling him 998-884-0434 here is a couple others who are in the hotel zone who speak perfect english, call all 3 and see who you like and maybe have all 3 promote unit non exclsuive agreement Alex Ayala telcel 998-865-4392 Jean Paul Roger Jean Paul Roger (he owns a unit in Portofino) Nextel (984) 155-21-19
