Temptation Resort can't compete in the 5 star market even with upgrade

    In the presentation we were at last week the sales guy said that by upgrading TTR they could boost the prices at Pearl and Desire without doing a thing.

    He also said right off the bat that they weren't closing TTR so take that with a grain, or bag, of salt lol

    Definitely high % of sell out weeks in the spring at TTR.

    Found this article interesting - First half of 2015 had Cancun hotels at 93% of occupancy!

    The will be our first time at Temptation, but will be our last if price skyrockets too...
    We have been to cancun 3 times, Bahamas, Florida and many other places, we usually stay at 5 star hotels and yes they are nice but also real boring and we choose temptations to get away from the relaxing boring vacations.

    You dont have to believe it. But you can find the info online. Quiet DOES NOT equal empty...
    And the people on CCC arent the only people that go to TTR...

    March breakers do not use cc for the most part,,, using cc as a tool , March would be a ghost town .,,, ands its far from that

    Anything is possible. Yes, the location is not the best, but the beach can be re sculpted and new sand brought in. Happens after hurricanes.

    Food and service can always be upgraded. Just a matter of how much budget is spent to the extent on the upgrade. For the right price, someone like Gordon Ramsey will open a restaurant there.

    Wealthy people have no problem with noise and being raunchy when they want. Been to a house party or two in multi-million dollar homes where the owners encouraged things that would get you kicked out of TTR and yes, the DJ was loud.

    People with 34 million dollars to invest are neither stupid nor ignorant. I am sure the folks who are responsible for the upgrade know what they are doing.

    I keep seeing the fallacy of "rich people" make good investment choices. I mean if someone invests 10s of million of dollars into an entertainment establishment, they will always be right damnit!

    I guess that the Private Equity group and Harvard MBA/professor that ran Cesears Palace into the ground with >28 billion in debt weren't rich either right?

    Or all the Atlantic Casinos? Or the even the other Desire resort in Cabo by the same owner?

    A dude who made his money in a niche market for an "adult" themed resort that has never played in the 5 star space with companies that are worth far more than himself has it totally figured out right?


    There might be a few multi millionaire rappers/ball players that like to "party in multi million dollar houses" but trust me, they are the significant minority.

    Here is an article about the noise ordinance placed in the Hamptons due to Puff Daddy having expensive parties. Clearly, the average rich Hampton home owner isn't particularly happy with loud house parties in their neighborhood.

    You guys throwing around $600 a night kind of numbers do you realize there is barely a hotel in the hotel zone or the Riviera Maya that cost $600 a night. We are literally talking some of the best of the best sitting on some of the most beautiful beaches in the area and grounds that you could never accomplish at Temptations location. $600 is so unrealistic it isn't even funny. $500 is even unrealistic. Mid 400's is even pushing it to the limits.

    $600 might be a rack rate. But very few people will ever be stuck paying that or even close to it.

    When the dust settles I think very few repeaters will be priced out. I'd say if you can afford 3k for a couple with airfare for 7 nights you'll be just fine and think many will find deals for less.

    Heh, I said to Ali last night that even the Westin doesn't charge that a night lol

    On our last full day at the resort this past Sunday we stood in the ocean looking back at the resort, taking in the wonderful aroma of boat fuel and dodging unknown mysteries floating in the water and I said "They want $300-$500 a night for this beach?".
