Temptation Resort can't compete in the 5 star market even with upgrade

    Let me dispel this one - lol

    Azul Beach Hotel a Karisma property, is an uber Family Type resort which is located immediately to the north of Desire RM. It has been there since Desire RM opened in 2003 and there are no issues in having Desire RM as a neighbor. They manage to keep attracting the family type of business they target, in spite of Desire RM being right next door.

    There is a distinct lack of Adult(21+only) only properties along the Riviera Maya, AMResorts saw that opportunity and is opening one of it's newest brands, Breathless, targeted at that segment. I don't think a large resort operator like AMResorts(they also own/operate the Dreams, Now, Secrets, Sunscape and Zoëtry brand resorts) is going to get their target demographic wrong - lol

    The flaw in theory #1 is that TTR is the only hotel in Cancun that is booked at 85%+ every day of the year...

    I do not believe that is true. We have been in the fall numerous times (Oct, Nov, Dec) and the resort is very quiet. I'd say about 50% full which is 190-rooms.

    Even the CC website slows way down in the off season and the roll calls are quite short. We've only seen a handful of weeks sell out (New Years, Week 8/ Presidents Day, Easter/April, and Halloween)

    People tend to forget the De La Pena family is one of the oldest...and richest families in the Yucatan. They did not get that way by making bad decisions. We forget they are running a business and we are just consumers of a product. We can gripe all we want about any retail business if it makes us feel good.....but the family will do what they want to do when they want to do it.

    Price elasticity will determine what happens to the vibe.... If prices are too high, some folks, who are the life of the party, will no longer participate... You just need to hope they are replaced by "higher end" clientele who have TTR fun... As someone said earlier, the current lawyers, Doctors etc that go to TTR now, would continue to go even if prices go up, it would therefore exclude fun ppl that are on a budget which sucks....

    I love the current burlesque vibe of TTR, and I love the high end country club vibe OF 5 star resorts, Just not together.... I would rather keep the burlesque vibe as you cannot get it anywhere that I know of! If there is, please tell me where to go next November and next April! Please!!!

    The last couple of years on each of my stay, the hotel was overbooked and guests where sent to Desire. I personally was upgraded FOC a whole 7night stay at DRM. 85% average occupancy seems right to me and that is extremely good for any hotel in the world.
