Temptation Resort can't compete in the 5 star market even with upgrade

    Everyone should make the next few months experience the best in history because it truly could be the last. I totally appreciate that everyone should party it up as much as possible and go wild.

    Its true that the resort will do whatever they want to do despite the complaining of many long time customers including the premiere members. They clearly believe they have a cash cow potential resort that will pull 5 star prices. I highly doubt that is accurate but you never know.

    My biggest concern is due to the sunk costs of this multimillion dollar expansion coupled with accumulating debt over the 1 year (possibly more since these type of projects usually have delays), the resort will have no choice but to increase prices dramatically due to revenue demands needed to finance its extra debt.

    If the place fails miserably due to improper knowledge of the 5 star market, they won't have the ability to lower prices due to their increased debt loads and could go into default.

    Debt Holders (under US law) have the ability to shut down a company that goes into default to recuperate their capital. If the project appears to have a poor NPV return due to overestimated revenue assumptions, most bond holders wouldn't hesitate the liquidate the place in the US, especially if it appears the payback time is far too long.

    This doesn't take into account the alienation of long time TTR customers who will leave because they have friends that can't afford to go to TTR anymore.

    Time will tell. Unfortunately, we know if they just upgraded the place slight but kept the concept similar at 3 star level, they would have a strong niche market that could afford to pay a slight premium. Doubling of hotel prices are a large unknown at this point.

    Just our thoughts. Thankfully we booked a trip at the end of May this year instead of our normal December so we will get one more great trip out of our old friend TTR. We've not been as many times as others, and are not premier but really do love the place.

    We agree it is time to invest in the property. The rooms no doubt need major work. As do some other areas. I agree with major work being done.

    But, what we love about TTR is that its not a high rise. It's not pretentious. You don't pay 5 star rates and you don't get 5 star - but you know that going in. What you do get is the most amazing, fun people ever, great service, pretty good food, pretty good drinks and an amazing vacation for usually a great price. And a whole hell of a lot of fun. Its really hard to find a resort like that.

    So with that in mind, I'm going to say the new design is not for us. We are late 40's. It looks and sounds like it is geared more to the 20 - 30 year olds who are into the "upscale, chic" environment. And the pink and purple color scheme - yikes. Looks like some clowns puked cotton candy all over.

    We're gonna hold out hope that the new resort will have the same vibe, but we're not going to hold our breath. So we are going into our may trip as probably our last. :(

    Don't be to hard on us - just our thoughts.

    SkyMan.....I think your right.

    The can make the building, food, etc. on par or at least in the conversation of the high quality resorts but they'll never have the location and that will always control the price point in the end.

    My best guess is the new Temptations will be about a $1500-$1600 pp for a week with air from most major US cities and that is about it without looking to hard for a deal. Good deal you may get them down to $1200 to $1300ish. Which over the years seems to be about an avg. increase of $200 to $500 per a person. No way can they charge more than $1800(personally that is a stretch) a person in that location with the competition in the general area.

    I think the concept can work and I do think there is a market for such a resort. However, as you increase rates that market size number starts to go down.

    We are booked for mid May, so I just spoke with Michelle in the premier office to express my disappointment in what I'm reading on the forums. We have trips booked for September 2016 and December 2016. I was informed that my September trip will still be honored but my December trip is being cancelled. I have already booked nonrefundable airfare for both of these trips!
    Then I asked what the tentative price increase would be and was informed upwards of $650.00 per night!!!
    I believe we are witnessing the end of our beloved TTR.
    I truly hoped this day would never come but it appears that it is upon us.
    Hopefully one of the other older resorts will see the opening and take advantage of the disgusted clientele and try to recreate the atmosphere.
    I'm definitely eating and drinking my share on my last two trips to TTR!!!

    That seems insane. I can't see how she was saying that correctly. A $200 room could now be $800...it better come with an extra girl.

    Yeah that doesn't sound like anywhere in the realm of reality. If I wanted to pay that kind of rate I will just go to South Beach, LOL

    They have 2 "OCEANFRONT PENTHOUSES" planned...I could see those rooms going that high but can't imagine the "normal" rooms going for anywhere near that. Reading all of the different room types they are still going to have many non-tower rooms (basically the older rooms) available:

    144 - TRENDY GARDEN VIEW
    128 - TRENDY OCEAN VIEW
    30 - PLUSH JACUZZI OCEAN VIEW
    12 - SEDUCTION BEACHFRONT SUITES
    90 - BASH TOWER OCEAN VIEW
    16 - LUSH TOWER OCEANFRONT SUITES
    8 - Temptation OCEANFRONT MASTER SUITES
    2 - Temptation OCEANFRONT PENTHOUSES

    Still...........I'll believe it when I see it. What we've seen at this point is a fairly common commercial real estate ploy.

    Well remember when they say upwards of $650 night that doesn't really mean $650 a night. Chances are that is more or less the rack rate. Meaning more often than not you should be able to book for about half that. So still hope left :)
