From what I've read and also heard from a friend of mine in the GOV management, clothing optional is not permitted anywhere at GOV when if opens with the new concept, same as TTR - topless optional only. They have definitely targeted the TTR market - more so than the Desire segment. The new lower cost option for the brit lads, lol - also closer to the HZ clubs.

Very good point. Being so far away from the hotel zone, TTR is somewhat sheltered from some of the trouble that I'm sure will surface at a reasonably priced adult resort, that allows ladies to go topless, and is close to the hotel zone. How long before these large and rowdy (in the bad way) groups of lads, that we hear complaints about all the time on here, spoiling the relaxed sexy atmosphere of TTR will take over this place? I bet it'll be 10 times worse at a place that's within walking distance of the Cancun mega clubs, unless they put something in place from the outset that discourages these sort of groups? In general this place sounds good, but in appealing more to people like us regular TTR'ers, it'll inevitably appeal to the unpolite and agressive types we'd rather not vacation with as well.
At 440 rooms - we wish them the best of luck. The first 3-weeks of October TTR was at 68% capacity with more than 100-roooms going vacant each night and the going rate was about $145 a night per couple. Weather was amazing, prices were cheap and still 100 rooms vacant each night. This adults only frat party theme is just not as wildly popular as we imagine it to be - and Cancun is a global destination. Perhaps, the majority of singles will end up at GOV instead of TTR as GOV has always been popular with the spring break crowd due to its proximity to the Downtown club zone. Our next trip, we will make it a point to stop in and chat with management - get a tour, and maybe even stay a night. I'm sure they will be receptive to our white wristbands and invite us in for a day visit.
Sounds to us that GOV want's to compete in this market. We think that's wonderful news! In our opinion TTR needs a wake up call! We have loved TTR.......but this year we thought the resort was worn out! Maybe this will get them back in the game.
Oasis Viva is just down the street from TTR, I think it is one of the first properites across the bridge from Embarcado and on the same side. You can definately walk to it from TTR
Don't think so Reg, that is the Oasis Palm. There are 6 Oasis resorts in Cancun and 10 in the whole of Cancun and Riviera Maya. The Oasis Viva is right up by the point around Km 9, and walking distance from the big clubs.
Not sure what you mean, we don't have free nights for Desire. We do offer free return transportation if you book 3 nights or more via the cancuncare link, maybe that was what you were thinking of. Still early days, but I may well see if I can get hold of any 'specials' at some point down the line. Can't help wondering if the two are connected. If anyone would know first about the change in concept at GOV it would be Temptation. No, I'd bet there'll never be full nudity in public areas at any hotel in the Cancun Hotel Zone. A new subforum is possible, it seems there is likely the interest there. We'll see how things go over the next couple of months. I doubt we'd run cruises directly from there, although I know it would be possible to do a pick up from there with the current boats we used. If the GOV agreed, which they probably wouldn't! So, we already have a new acronym GOV = Grand Oasis Viva!
The prices for GOV looked very very good for the week between Christmas and NYE!! Normally the highest of the year for TTR , Hedo and GLN. I would imagine they are slashing the prices to get people's attention. GLN did the same after the rebranding from Superclubs. A good deal, but I would really like to see a few trip reports on their "new" format.
