we went there for a morning scuba lesson and then we left from their private dock for a dive....it looked nice from the outside...nobody there though, two teenage girls in the pool and that was it...kinda like a ghost town....also not sure if it is all inclusive because it has a restaurant on site that you have to pay for

CCC is a timeshare property that is no longer selling units although agents for the Real Properties rent space in the lobby and try to get guests to go to their spiel.

It is an older property that is getting tired but it is clean, has the basics and is reasonable in cost considering its proximity to the Party Center. The on-site restaurant has surprisingly good food and drink for such a small place and its prices are very reasonable too. It is not AI but with their prices you could eat and drink for short money.

As far as I know, and we have been Members there since 1985, the only time that there was ever any flooding was in a ground floor unit in Bldg 11 in 1987 during the passing of Floyd and then again during Gilbert (88) and Wilma (05). We were in a ground floor unit in Bldg 4 during Dean in 07 and nada!

We now have our own Casa in the HZ but we still go over to the Clipper to eat!

Would you recommend staying at the Lagoon as a better preference?

IMO you should compare prices and see which is a better fit for your pocketbook and situation.

Something to think about though is location. The CCC (KM 9) is closest to the Party Zone and will be the easier of the two to get back to after partying.

The Grand Royal Lagoon is on Calle Quetzal which is a mixed residential street off KM 7.5 +/-. While there is a bus stop going towards the Party Center right at the end of the street, the return trip stops at the Presidente Hotel and you'd have to walk from there. It's not all that far but after partying it may feel like miles.

Take a look at the two in relation to the Party Center (indicated on the map as Punta Cancun) using this interactive map:

For the Clipper, look under Lodging and check off 4 Star Hotels and for the Grand Royal Lagoon check off 3 Star Hotels. No comment from me on the Star ratings.
